LIFE Realty District Rental Criteria

The Application Process

At LIFE Realty we strive tomake the rental process as easy as possible. See below:

  • Income- Your monthly NET income has to equal 2.5x the rental price.

  • Credit- Our minimum FICO score is 625. Banking Apps or Credit Karma can show your baseline credit score. (If you have had a bankruptcy, please supply discharge paperwork in your application. If you had an eviction your application will not be considered).

  • Background- Background checks have to be clean without a felony conviction.

  • Rental History- Rental history provides credibility! (Family/Friends do not count).

Apply process at LIFE Realty

Our easy application qualifications:

  • All applicants must be at least 18 years of age or older.

  • Applicants applying will also need to meet the criteria above.

  • Rentals will need to be viewed with a licensed real estate agent prior to approval.

  • All tenants must be full time residents.

Additional Rent Criteria Information

These document will include:

● 2 MONTHS of paystubs for W-2 employees or most recent tax return for Self Employed Individuals.

Considerations to verify income may be:

  • Offer letter for new employment 

  • Award letters, Pensions and Social Security can be provided as additional income.

  • Non verifiable income and will not be considered. 

● Copy of ID for everyone 18 years of age or older. 

Relocation qualifications may include:

● There could be an increased security deposit.

● Rentals must be viewed with a licensed real estate agent. The showing will be via Facetime/Zoom/Skype. Note a “Hold Harmless” Agreement will be provided.

Once you apply

LIFE Realty District will begin the process of reviewing your application which takes, on average, 2-3 business days. Our staff will reach out via email or phone call when and if additional documents are needed.

Pet Policies

Pet exceptions may be requested and considered. This can be done once an application has been submitted with attached pet vaccine records and photo of your pet. When an owner denies request for pets, your application fees will be refunded. For emotional support animal (ESA), please provide an accredited ESA letter and supporting documents for reasonable accommodation. LIFE Realty District reserves the right to request verification.
